Many Americans today are realizing that the mortgage that they originally thought they could handle are finding out that it is really becoming over-bearing. The Mortgage that was once the best thing is now becoming the worse thing. But is there a way to get that mortgage reduced so that you can again enjoy your home and your life. Interestingly enough there might be a way that you can get that mortgage under control.
Loan Modification is often two words that most homeowners dont hear but they might be a way for you to get your mortgage under control. You want to get the best terms available to you that will help you stay in your home. If you are 30, 60 or 90 days behind in your mortgage, then you dont have any time to waste.
Here are some suggestions in getting a Loan Modification:
- No time like now " Dont waste any time getting started. Some lenders will not work with you until you are behind in your payments but that really depends on who your lender is and who is working with you on your situation. But with new laws, your lender should be willing to work with you no matter your current situation.
- Get Professional Help " If you are very knowledgeable about mortgages and their contracts, you might be able to do it yourself. However, an Attorney is best when it comes to reviewing any contracts and knowing what the best procedure might be. It might be more expensive but it could pay for itself quickly if the Attorney gets the best possible mortgage for you.
- Be Up Front on your situation " Dont try to cover any problems that might have caused you to be in this financial situation. Hiding this information will not give a true picture to your lender on your problem and so you wont be able to convey the truth about why your in your current situation.
- Talk to the right person " Be sure that when you are talking to someone that it is the person you should be talking with. Many times you think you might be talking with the right person but your talking with someone in the wrong department and you have just wasted your breath.
- Dont accept the first deal presented to you " Just because your lender presents you with an alternative dont just accept it. Take the time to make sure that you can afford the offer and make all of the payments as agreed upon. You may never have the chance to do this again, so getting it right is important. If you cant afford the payment, tell the lender what you can afford and let them try to meet your payment needs. They may extend the loan, lower the interest rate or a combination of both so that they can try to meet your needs. Pay attention to the details and get the best possible offer you can get.
- Keep track of everything " Start a logbook and note every time you call or they call you regarding the loan modification. Any documents you receive or you send should be copied so that you can keep track of everything that was done and when. When you send documentation, be sure that you use a delivery service that can get a signature upon delivery. Federal Express or United States Postal Service both have that option.
- Be Patient " Most normal loan modifications take 30-90 days so dont be angry if it is taking a while. Keep your anger in check and understand that no may actually be I am not sure so dont give up on your quest.
This process can be trying and if you let it get the best of you, then you probably wont be successful. Getting upset or angry may just get you someone who is not interested in helping you. This is not the outcome you desire, so stick with it and you could get a better loan then the one you currently have. Also, start by checking your credit and cleaning up anything that is inaccurate or miss-leading might be a good start to this process.
